Residential and semi-commercial regulated bridging loans from £26,000 - £3.5m

If you are offering a first charge over residential property or a semi commercial property of which more than 40% is occupied or will be occupied either by you or any member of your family, the loan will be a regulated mortgage contract.

Short term bridging loans

Commercial Acceptances have flexible bridging loan lending criteria. Our short-term regulated bridging loans are usually available for periods between 90-360 days, but longer terms are available on request and there are no redemption penalties should you choose to repay the bridging loan early.

We lend up to 70% of the value of the UK property in question. We charge interest at 1.3% - 1.5% per 30 days. The overall cost for comparison is 20.1% APR.

The actual bridging loan rate available will depend upon your circumstances and will be confirmed in writing with the issue of a personalised Key Facts Illustration.

We will require a full explanation as to the use of the bridging loan and we must be fully satisfied as to the proposed method of repayment of the bridging loan.

We collect a valuation fee at the outset only and charge a £200 administration fee on redemption, with no commitment fee or early repayment charges. We do not impose minimum periods.

We lend between £26,000 and £3.5M secured against the property.

Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.
